MILE RUN EAST MASTER ASSOCIATION
Annual Meeting-January 20, 2026-6:30 PM.
In-Person and Zoom Meeting
Call to order by Bill Jordan, President at 6:36pm.
1. Roll Call and Establish Quorum: Bill Jordan, Wilson Bell, Charlie Balanis, Donna Pitts and Janet Phelps were present as well as Fran, Susan and Taryn from Watson Association Management. 16 residents attended in person and 3 on Zoom. A quorum was achieved.
Certifying of proxies: Fran and her team verified proxies and determined that there were 65 verified proxies.
2. Proof of meeting: Notice of meeting and ballots were mailed out to residents on November 22, 202. Signs were also posted at the entrances on January 5, 2026.
3. Reading and approval minutes. Bill made a motion to approve the minutes from January 21, 2025, and March 27, 2025, Annual meetings, Wilson seconded and all were in favor.
4. Reports of Officers. Wilson reported on the new playground equipment. It is operational and the base has been completed. Wilson and the committee are currently researching the best option for the Sunshade, he will report back when the bids are received. The Safety signage is difficult to read due to the age of the sign; Wilson has notified Fran that the sign should be replaced or repainted.
5. Management & Financial Report. Fran discussed the status of the financials; we are in great shape for the coming year with $13,334.08 in the operating account and $153,630.84 in reserves. The next big expense will be the resurfacing of the pool and Fran has gotten a bid. The lifespan of the pool surface is approximately 2 years and at this time we have $60,000 in reserves. The collections are at 99%, which is excellent considering the economic climate. Bill made a motion to approve the financials as reported, Wilson seconded and all were in favor.
6. Election of Directors. All votes were counted and verified. The 5 candidates receiving the most votes are: Donna, Leslie, Charlie, Kevin and Janet.
7. Unfinished Business. Wilson, Donna and Leslie Rush reported on Dowling Development. The recent meeting revealed that they are planning 79 1-story units at the price point of approximately $500k per unit. The committee is working with Fred Shore who is considered the point man on this project. The committee discussed saving as many trees as possible and also requested a fence is installed between the 2 neighborhoods. There will be no amenities provided for the Dowling residents (pool, clubhouse etc.) and a fence would provide some amount of barrier to prevent trespassing into Rosemont / Vista Palms. Leslie thought it was a positive meeting although none of our suggestions were put into writing. Wilson said he will reach out to the city this week for updates.
8. New Business. No new business.
9. Adjournment. Bill adjourned the meeting at 8:09pm, all in favor. Next Annual Meeting will be January 19th, 2027.
