Fran and Board, we had a good meeting with the new city planner handling this project. He was very receptive to the issues we were concerned about. HOWEVER, he pointed out that under new STATE law our local requirements have been minimized. We voiced [ and Leslie provided written summaries] our major concerns of fencing/boundary separation for privacy & sound , issues of public safety with kids having easy access to our ponds and property , traffic overload on our roads . removal of heritage trees and dust/air pollution from construction with NO buffer or setback. Under current regulations they can build within 10 feet of our property line. Our strongest point may be protection of heritage trees along our boundary where the City still has some authority. It goes to the 3rd. review on Nov. 2nd. as I recall. Our best recourse at this stage is to try to raise concerns with our public officials about the poor public notice process and issues of public safety. AND hope the 3rd. [ and final] planning reviews considers our concerns. Wilson

Here's a more detailed breakdown:
Location: Dowling Way is located in the Mile Run area of Gainesville, Florida.
Type: It's a single-family residential subdivision.
Size: The subdivision is developed on a 20-acre tract of land.
Entitlements: The land is fully entitled for development, including the design and permitting for 61 single-family lots.
Features: The subdivision includes public streets, alleys, common open space, and rear-loaded access to most lots.
Utilities: Public streets and utilities will be dedicated to the City of Gainesville.
Schools: The area is within the school zones of Talbot Elementary, Westwood Middle School, and Gainesville High School.
Entrance: While the address is technically NW 34th Street, the entrance is from NW 37th Street.
The new sub-divison will have a major impact on residents living on NW 37th Street. The stance of the Mile Run Master East HOA Board of Directors is to stop this development. We are looking for community support and we would like to form an action committee. It has been reported by our Management Company that Sutters Landing and Mile Run Recreation HOAs are also against this development.
